TK Elevator is currently seeking an experienced Manager, Facilities located in Germantown, TN.
The Facilities and Project Manager is a role within the Real Estate department and will be responsible for managing the company’s facilities and maintenance for over 1.3 million square feet of TKE’s office and manufacturing facilities. In addition, this position will be responsible for project management office moves, relocation, decommissioning, renovations, minor construction, along with providing support of internal large meetings and events to include company sponsored and community events. This position is a key role for the Real Estate Department due to the multiple locations facilities management support, keeping our facilities safe and working efficiently. The Facility Manager will report to the Head of Real Estate North America.
The role will be responsible for maintaining TKE’s facilities, including janitorial, security and security systems, office equipment maintenance, HVAC, plumbing and electrical repair, tracking costs and developing proactive solutions to minimize future maintenance costs. This position will be responsible for tracking costs and developing long range capital repair targets and budgets.
This role will coordinate with Procurement on third party maintenance and service providers, insuring TKE is providing quality service and making sure the service provider is working in a safe manner according to TKE’s Safety policy.
This role will also support the execution of the Real Estate strategic portfolio realignment plan for North America and be willing to work jointly together with all Real Estate and TK Elevator functions locally and at a national level.
ESSENTIAL JOB FUNCTIONS:
- Gain knowledge of TK Elevator Real Estate Strategy including current business arrangements and local requirements that will support the alignment of the Facility Management strategy.
- Direct day-to-day work of facility supervisor and coordinator.
- Responsible for managing third party providers to maintain industrial and office facilities
- Develop FM, safety and emergency procedures and operation manuals for industrial and office FM environments to include, but not limited to, security, cleaning, building operations (HVAC) and landscaping. Both hard and soft surfaces processes and procedures
- Have experience and knowledge on building safety emergency processes and procedures to include code requirements
- Experience in managing small construction projects.
- Manage interior build-out of offices to include setting up all FM hard and soft surfaces
- Drive decision making processes to develop a business case for major repairs and capital projects that require major investments. Collaborate with finance, tax and legal to ensure the business case aligns with company core values.
- Responsible for ensuring customer satisfaction of FM infrastructure and services.
- Performing frequent status reports, together with external service provider, and establishing KPI measures.
- Providing a FM strategy ensuring service performance and quality of hard & soft services.
- Always ensuring compliance with legal and safety requirements.
- Be proficient in Co-Star, TKE’s Real Estate system
- Evaluation of FM investment activities and ensuring successful implementation
Who we are looking for
EDUCATION & EXPERIENCE:
- Bachelor’s degree in a relevant subject such as Facility Management, Economics, Civil Engineering, Business Administration and Engineering, Construction, Architecture or equivalent experience.
- At least 7 years of experience in Facility Management and service provider management. Experience in contract management is a plus.
- Experience in managing 3 party vendors
- Experience on vendor setup and working with Procurement on bidding of FM services
- Experience on budget setup and maintaining and organizing spend details and forecasting
- Able to write a scope of work for all hard and soft FM services
- Strong computer skills utilizing Excel and other internal financial and project management tools
- Management experience in managing and steering of multiple office and warehouse locations.
- Management skills especially in analyzing, planning, structuring, controlling Real Estate related projects
- A second language (Spanish) would be advantageous.
- Excellent communication and relationship management skills.
- Excellent customer service and follow up.
- Works Independently and has ability to know immediately how to set up FM process.

- Ability to travel domestically approximately 10%.
